Some Things You Should Know

1.   Make sure that you qualify


2.   Application fees are non-refundable and cannot be returned to you


3.   Each person 18 years or older that will be residing in the unit must complete their own separate application


4.    Each application requires a processing/submission fee of $100 per applicant.


5. You will be required to submit a $250 holding deposit in person immediately after approval of your application. You will be contacted by Management with details.


 

Requirements for Approval

1.   One year (12 months) of good rental history within the last two years and in the name of the person applying.  Friends and relatives do not count as valid landlords (2 years for co-signor).


2.   Minimum gross monthly income of 2 times the amount of the monthly rent of the unit for which you are applying (2.5 times for co-signor).


3.   No drug, theft, sexual or violence-related felonies and/or misdemeanors.  All other felonies or misdemeanors will be reviewed individually on a case-by-case basis.


4.   No unpaid collections with other rental properties within the last 2 years (7 years for co-signor).

Your application may be denied if not accompanied by the following 3 attachments

Upload the following 3 items at the end of your application  


1) Photo ID: Valid form of identification


2) Proof of Income: 2 months (60 days) of your most recent proof of income and/or verification of income (e.g. recent pay stubs, bank statements, etc.) 


3) Other: Social Security card or proof of social security number (e.g. tax return).

You may complete the application using your computer by clicking on each cell to type or your may print it out and complete it by hand.  After you complete the entire application, you will need to print it out and sign it.  You may scan the application back in and email it to us with all the required documents or you may bring it into the office in person.  All paper applications must be accompanied with an application fee and hold deposit according to the specifications on the application; you will not be able to pay for the applications online.  Contact the office with any questions.
